1. Image ads of areas in the region that people know
So if the property is nearby a specific point of reference that many people know about such as a school, or development, (it's perfect if the development is just now built as it can raise the value of the home) then that point of reference is relevant to the user seeing the ad and they will take interest.
Using an ad that shows a beautiful home is what every realtor does and we want to make our ads stand out from the crowd doing something totally different than most.
Using an ad that shows a point of reference everyone in town knows about such as a school or mall or something of familiarity works best.
2. Image ads of a map of the city
An image ad of a map of the city is also a good point of reference. Using an ad that states "What's your home really worth?" and an image of a map of the area tends to be relevant and will pull attention to your ad.
3. Video of the of the map and using the walkman to walk to a well known area of a home for sale
This video builds relevance. It shows the map of the area which is relevant to the audience, and walks to a point of reference along a well known road or something familiar with the majority of the city.
This helps build a lot of attention to the ad and brings better performance.

Take the market to a squeeze page funnel.
Just ask them for address and promise to give them their home's value on the next page or by contacting them directly.
This will generate higher optins and it validates why you are asking for their information.
This works better in my opinion than quizes because we don't have to ask for how many rooms they have, bathrooms, and sq footage.
We don't have to force them into a point of thinking just enter your address which they know and we will do the work and research for them.

And the funnel takes them to a page where they can get value on things they can do because their value went up and we will ask again for their address to give them a more accurate estimation on how much their home value went up.

And the funnel takes them to the squeeze page asking them for their address. Then it redirects them to an application page asking them if their value went up are they looking to sell, and how soon etc....
loopholes to consider when running campaigns
1. Remember relevance is key. Instead of targeting a specific city. Target a specific area of the city of home owners. Facebook only allows a 15 mile radius however but do your best when it comes to location targeting as that is key.
2. Test screen recordings of values of homes that have went up in the area. This will build instant credibility and show the proof of how much value has risen. Doing this will build curiosity for the market to get estimates on their own home's value (which is what we want).
3. Test more stuff. What works for another realtor in their area will not always work for you in your area. The market shifts and tactics does not always work all the time universally. Test them all and you will find out what works best for your area.

Establish Yourself As An Authority
Before you start trying to get leads, you need to do one thing first! You need to establish yourself as an authority in your industry!
Reason is because you want home buyers to go to you for the answer! If they are thinking about buying a home in their area, they need to be thinking about you! .... And ONLY You!
In order to do that you need to provide people with value! You need to let them know you know the area, you know the school districts, you know the best locations, and locations to stay away from.
You are very much their answer for information and you are the person who knows which location is the best fit for them!
You need to run blog articles, video ads that does marketing call outs to target the right audience who are looking to buy a home!
An example would be to create a video ad that says: "Are You Currently Looking To Buy a Home? Then Watch This Video..."
What will happen then is you will start to build a video audience list of people who are highly potentially looking to buy a home in the area!
Then you can retarget that video list to your blogs to consume content revolving around the type of homes they are looking to buy! From there we will build a Website Custom Audience List!
Create a Lookalike Audience
Now that you have built a highly potential video view audience of people who are looking to buy a home we can create a lookalike audience of those people so that Facebook can do it's job of finding people who are likely to be wanting to buy a home!
Realtor it is very important that we build a lookalike audience of people who watched at least 75% of the video that way it limits our chances of creating an audience of just people who watched a few secs of the video that were just curious as we don't want to target those people.
Create Open House Ads!
You Targeting is very important when you create these ads, because if your targeting is not correct you could target the wrong people and again be generating expensive clicks and lower quality leads from people who are not looking to buy a home!
Your lookalike audience overlapping with an interest/behavior/demographic along with creating the RIGHT Message in your ad will do the trick!
Now all you have to do is send them to an appropriate funnel that will help you acquire them as a lead and take them through an application process!

Facebook Messenger ads are now HOTT. It is "the thing" that if you are not doing you are missing out on! BIG TIME!
They’re the most PERSONAL ad type on the market.
Our culture has bred an expectation of instantaneous communication. Whether through text, chat, or just social media in general… when someone sends "you" a message, you FEEL the need to respond in a timely manner (or at least most of us do! :)
I want to take you through my Messenger Bot! This will give you a good understanding on how well you can capitalize on using FB Bots! They are POWERFUL! And Under utilized! Now don't get me wrong, my bot is not at all 100% perfect, as it can always be optimized but so far this is 4 bots that I use!
This is an awesome bot! It drives them into a welcome message after they are subscribed to your messenger and you can introduce your brand! It is important to ask them questions therefore you can segment your lists and give them relevant content that is only related to what they want to see!
The Comment Bot
When we run our AIDA content (which is the awareness videos to build brand awareness) we are building a video view list FIRST. Therefore, we can retarget those who watched our videos to our blogs. Now, when we run our video ads we have an option for them to comment on the post if they'd like to get a Free PDF such as a recipe ebook or meal plan.
If they comment on the post our messenger bot goes to work and send them the PDF They requested and asks them a question which puts them into the sequence. The sequence then gives them content and asks them questions which puts them further into our funnel.
The TYP Banner Bot
This bot is an important that I use and some of our clients use. It is set up on the "Thank You Page" of our funnels. So that those leads who sign up go through a process and click this bot to claim their Free Gift. This puts them into a sequence that "Keeps the Conversation Flowing until the phone call! Which increases the answer rate, and also desire to sign up!
This bot also is a useful tool because anytime you try to reach out to your leads who are not answering their phone nor email., (not because they are not interested but because life gets in the way) you are able to just about 100% of the time get ahold of them through messenger!
So for example if Bec's signed up from my funnel and is not on my bots list from clicking that button to claim her free gift. If for some reason she is not answering her phone call nor emails I can reach out to her through this message and 9/10 she will see this and reply back within minutes, if not the next day!
the JSON Bot
This is the messenger ad bot. This is another favorite of mine but if used correctly you can acquire messages for as little as cents on the dollar!
The key ingredient to messenger ads is to drive them to a conversation. So this is how I use messenger ads!
If I am looking to hire a virtual assistant I can target specific locations and demographics as we usually do with Facebook!, right?!
Then I can push people who are interested in the job to an interview process. The bots does the work for me and does about 90% of the entire interview!
Oh yea... Jarvis gets to work and he does my interviews for me. I don't have to do a thing!
Pretty cool right! oh hell yea because it saves me time and effort and thus I can work on other things while my bots qualify people!
My interview bots asks them a serious of questions, gives them a test to take, and then if they qualify it takes them further into the process. If they are further qualified it sends them a video to watch and gives them an understanding of what the job entitles them to do! Once they qualify I can do the final interview and get a good feel for them and decide to put them on my Yes List!

They click the image and we promise them the PDF and we deliver. We can then nurture them with more valuable content and further ask them questions which in turn can push them into a sequence to sign up for our core offer! BAAAAAMMM!!! Just like that!

When it comes to driving people into conversations, it's is Huge! HUGE! Because it
1. Builds a relationship with them
2. Gives you an understanding of what they are looking for.
You have to look at it this way...
If I was in a room full of people and I didn't ask them anything I just went and brought apples and then the people who do not like apples would not take them from me. They wanted oranges. Right?
So if I "asked" them which do they like apples or oranges. And some said oranges and some said apples. I can take the people who wanted apples to their own group and take the people who wanted oranges to their own group.
Then I asked the apples guys, "do you like big apples, or small ones, greens or reds" and then they would specific what they wanted and I will go and get "exactly" what they want!
Sometimes the reason why your ads or landing pages are not performing to it's FULL POTENTIAL could be because you are promising apples and on the landing page says okay here are your oranges!
You are promising apples, and on the landing pages says okay, our oranges are $50 so buy them now!
